​In Affordable Housing, Inc. (IAH) is a HUD-approved housing counseling agency that partners with Family Self-Sufficiency (FSS) programs across Arkansas. We deliver the financial education, credit counseling, tenancy support, and homebuyer preparation your participants need to put escrow savings to work. You can list IAH in your Action Plan as a community service commitment — at no cost to your agency and no new staff burden.

What we deliver for your participants

Financial education and budgeting.

One-on-one or group sessions covering spending plans, savings behavior, and how to read a credit report. Participants finish with a written plan they can act on.

Credit counseling and review.

We pull a tri-merge Credco credit report with the participant, walk through what the file shows, and build a plan for repair work or new trade lines. A fee applies for the Credco report.​ When a participant is ready to consider buying, we move them through our HUD-approved homebuyer education and pre-purchase counseling. IAH educates, counsels, and refers — we do not originate or service loans — so FSS escrow savings can translate into a real down payment plan.

How this fits your Action Plan and PCC

IAH is a HUD-approved housing counseling agency under 24 CFR Part 214. Our counselors are HUD-certified. You can list IAH in your FSS Action Plan as a named community service commitment and seat us at your Program Coordinating Committee. We hold the HUD approval, carry the certifications, and keep the counseling file documentation that satisfies our HUD-9902 reporting. You receive the participant outcome summary that supports your program tracking.

Capacity without the caseload

You coordinate the program and manage escrow. We deliver the one-on-one coaching and counseling. A referral from your office lands on our calendar. The participant leaves with a documented action plan, and your file receives a counseling summary that notes the participant's committed next steps.We complement your FSS coordinator — we don't replace or duplicate the role.

Where we meet participants

We counsel virtually statewide through scheduled Zoom sessions and secure document exchange, so a participant in Fort Smith, Pine Bluff, or Jonesboro works with us the same way a participant in Little Rock does. In-person sessions are available at our Little Rock office and at partner sites across our 12-county Central Arkansas region: Pulaski, Faulkner, Saline, Garland, Jefferson, Conway, Grant, Perry, Van Buren, White, Yell, and Dallas.

What we don't do

IAH does not distribute rental assistance funds or security deposit grants, issue vouchers, or represent participants in court. When a participant needs any of those things, we identify the right agency and warm-hand off.

That's a referral, not a check. We tell participants that upfront so no one spends a session chasing something we can't provide.

IAH is a HUD-approved housing counseling agency, a NeighborWorks affiliate, a HomeFree-USA affiliate, and an ACHANGE charter member. Our counselors are HUD-certified. IAH has deployed and facilitated more than $170M in capital into Arkansas housing.
