    Our classes walk you through the full homebuying process — from understanding credit and creating a budget, to working with lenders, real estate agents, inspectors, and closing agents. You’ll also learn about down payment assistance, home maintenance, and avoiding common first-time buyer mistakes.
  • Are your classes approved for down payment assistance programs?
    Yes. IAH’s curriculum is HUD-approved and meets the education requirements for most state, local, and federal down payment assistance programs.
  • Can I take the homebuyer education class online?
    Yes. We offer both in-person and online options so you can choose the format that works best for your schedule and learning style
  • Will I get a certificate after finishing the course?
    Yes. You’ll receive a certificate of completion you can present to your lender or assistance program. Valid for 1 year. If yiu take class online, you will receive it by email, next business day, In person, the same day.
  • What is down payment assistance and how does it work?
    Down payment assistance helps cover some or all of the money you need upfront to purchase a home. It can come in the form of grants, forgivable loans, or low-interest loans.
  • How do I qualify for down payment assistance in Arkansas?
    Eligibility depends on factors like income, credit score, the home’s purchase price, and the program’s guidelines. We can review your situation and help you identify programs you qualify for.
  • Does IAH offer its own down payment assistance or connect me with other programs?
    We don’t offer our own funding, but we partner with multiple state, local, and national programs and guide you through the application process.
  • Can I use down payment assistance with any lender?
    Some programs require you to work with approved lenders. Others allow more flexibility. We’ll help you find the right match.
  • Is there an income limit to qualify for down payment help?
    Most programs set maximum household income limits. These vary based on family size and location, and we’ll help you check your eligibility.

    Yes, we’ll review your report and explain your scores.
  • How can I improve my credit score?
    We’ll help you pay down debt, manage accounts, and build positive credit history.
