Foreclosure Prevention

Counseled clients were 2.83 times more likely to receive a loan modification than similar uncounseled borrowers, and 70 percent less likely to redefault on a modified loan.

— U.S. Department of Housing and Urban Development, Office of Policy Development and Research, Housing Counseling Works: 2023 Update (Norwood & Myhre, January 2023)

Call 501-221-2203. The earlier you call, the more options are still on the table.

What a counselor does

A HUD-certified counselor reviews your loan and your finances, explains what your servicer can and cannot offer, and helps you put together a complete loss mitigation package. Incomplete packages are what get denied, and most packages people send on their own are incomplete.

What your servicer may be able to do

Depending on your loan, your investor, and your situation, the options may include reinstatement, a repayment plan, forbearance, a loan modification, or an option that lets you leave the house without a foreclosure on your record.

Which of those are available to you is not something anyone can tell you before looking at your loan. Be careful with anyone who promises a specific outcome before they’ve seen your paperwork.

Be careful who you call

Foreclosure attracts scams. If someone asks you to pay them up front to stop a foreclosure, to sign your deed over, or to make your mortgage payments to them instead of your servicer, stop and call us. IAH is a HUD-approved housing counseling agency. Our counselors are HUD-certified. We do not originate loans, service loans, or ot provife funds.

What to send

  • Your most recent mortgage statement

  • Any letters from your servicer or their attorney, including foreclosure or sale notices

  • Recent pay stubs for everyone in the household who works

  • Award or benefit letters if you receive Social Security, a pension, or unemployment

  • Recent bank statements

  • A rough list of your monthly bills

Send what you can. Don’t wait until you have all of it:  https://form.jotform.com/261666235351053

If a sale date has been set

Call anyway. A scheduled sale narrows the options but it does not always end them, and the answer depends on how much time is left.
