What Is It
You should know how a mortgage works before you sign one. That’s what this course is for.
Sold on Saturdays is IAH’s homebuyer education course, taught live on the third Saturday of each month — in person or by Zoom.
What the course covers
-
How a mortgage is structured, and what amortization means for what you actually pay
-
Escrow, taxes, and insurance, and why the payment changes over time
-
What closing costs are and roughly what to expect
-
Credit and what lenders look at
-
Shopping for a loan and comparing offers
-
Inspections, appraisals, and what each one is for
-
What maintenance and repairs run after you move in
How it works
Live, the third Saturday of each month. This is the main way to take the course. An IAH counselor leads it, with real estate agents, lenders, inspectors, and insurance agents on hand to answer questions in their areas. Join in person at 3224 Shackleford Pass, Little Rock, or live by Zoom from home.Starts at 10 a.m. Registration is $75 for an individual or $125 for co-applicants.
Prefer to go at your own pace? IAH also offers the course online through eHome America — start it, stop it, come back to it. The self-paced online course is $100. Clsoing immediately? Need your certicaate immediately,, this is the option for you.
Whichever you choose, you finish by sitting down with an IAH counselor to go through what it means for your situation specifically. The course teaches the system. The counselor tells you where you stand in it.
Why the certificate matters
Many down payment assistance programs require a homebuyer education certificate before they’ll consider an application. Some lenders ask for one too. Completing the course through IAH — a HUD-approved agency — gives you an ADFA-approved certificate accepted by USDA and by Arkansas bond, down payment assistance, and ADDI programs.
Who should take it
Anyone considering a purchase. You do not have to be a first-time buyer, and you do not have to be ready to buy. Taking it early is better — the course tends to change what people do next.
