Foreclosure Prevention: A Round Table Discussion

By the time most homeowners call a housing counselor, the conversation has narrowed. Options that were available six months earlier have closed. Paperwork that would have taken a week now has to move in days. The homeowner is doing everything right — they just started too late, because nobody told them when early was.


On Saturday, September 26, In Affordable Housing is setting aside 90 minutes for the other conversation. The one that happens before anything goes wrong.


This is a discussion, not a lecture

We're calling it a round table because that's what it is. HUD-certified housing counselors from IAH will be at the table with you, working through how mortgages actually function and where homeowners most often get caught. You can ask anything. You can also sit and listen.

Here's what we'll cover:

  • Who services your loan, and who owns it. These are frequently two different companies, and the answer determines which programs you qualify for. Most homeowners have never checked.

  • What's inside your monthly payment. Principal, interest, taxes, insurance. When a payment jumps without warning, escrow is usually the reason — and understanding why is the difference between panic and a phone call.

  • How homeowners end up behind, and the clock that starts when they do. An escrow increase. A cut in hours. A medical bill. A death in the family. The path is more predictable than people expect, and so is the timeline that follows.

  • What your mortgage servicer is required to do for you. There are obligations on their side, with deadlines attached. Homeowners who know what to ask for get further than homeowners who don't.

  • How to tell a real notice from a predatory offer. When a homeowner falls behind, the mail changes. Some of it is legitimate. Some of it is designed to take the house. We'll show you how they differ.


What we won't ask of you

You will not be asked to share anything about your own situation in front of the room. Nothing discussed on Saturday goes to your lender or your servicer. Come with questions about your mortgage or come with general curiosity — both belong at this table.

After the discussion, we'll be taking appointments for free foreclosure prevention counseling with a HUD-certified counselor. That's where the individual work happens: your loan, your numbers, your options. No cost, and no obligation to schedule anything on Saturday.
