Don't Wait Until June

Every June, the nation celebrates National Homeownership Month — a time to recognize how homeownership supports families and communities. At IN Affordable Housing, we focus on what comes before the celebration. We help people prepare, plan, and get positioned to buy with confidence.

March is the strategic sweet spot to lay the groundwork. Whether you're a first-time buyer or planning your next move, the steps you take now — credit, budget, and a clear plan — put you months ahead of the competition.
Why March Matters
Spring and early summer bring more homes to the market, along with more buyers. Buyers who start preparing in March walk into the season ready. They know their numbers, they understand their financing options, and they move faster when the right home shows up.
If you wait until you find a house you love, you're already starting under pressure. Preparation removes that pressure. Preparation gives you options.
Step 1: Know Your Numbers
When you attend one of our classes, we pull your credit. With an option to take part in our comprehensive counseling program, we review it with you, so you know exactly where you stand and what to do next. Through our Comprehensive Financial Counseling, we help you strengthen your credit, avoid common mistakes that delay approvals, and build a homebuyer-focused budget you can stick to.
We also connect you with trusted home-buying professionals so you're not trying to figure out lenders, realtors, and next steps on your own. You always choose who you work with, and our guidance stays unbiased.
Step 2: Learn What DPA programs are available
Many first-time buyers don't realize help is available right here at home. FHA loans often allow a lower down payment, and local down payment assistance programs can help cover part of your down payment and closing costs if you're eligible. These DPA funds often require a homebuyer education certificate — and that's exactly where IAH comes in.
We offer the required homebuyer education class and an online homebuyer guide to walk you through each step, so you understand your options and move forward with a plan. Before you assume you need to wait, check what programs are available in Little Rock and nearby communities. You might qualify for more help than you think.
Step 3: Get Educated, Then Move with a Plan
Homebuying involves more than finding a house. It involves financing, inspections, appraisals, insurance, closing costs, and timelines. Education gives you clarity, and clarity prevents costly mistakes.
